Deadbeat tenant update

No, nude dancer still has not finished paying his November rent. I went to the Rental Board to get some information Friday and was told I could submit a demand for eviction since he is over 3 weeks late. Once the demand is submitted, it is 4 weeks before a hearing is scheduled. If nude dancer pays before the hearing, the claim is "dead". So I decided to wait to see if he finishes paying for November and if he doesn't, to submit a demand after December first so that I can claim December's rent as well. We put a "last chance" note on his door Sunday, but he has not come home since last Thursday.

We decided to go into his apartment yesterday and discovered that the key we have doesn't work. I actually laughed when the key we were given at the close of escrow wouldn't even go into the lock. I figure since Pornstar (previous building owner) is good friends with nude dancer, they planned it this way. We'll be calling a locksmith today to have his door re-keyed. I figure that the whole eviction process (assuming he doesn't pay anything before he's evicted) will cost me two grand. I'm starting to think this is a bargain.

In a way, I really hope he doesn't finish paying for November so I can get this whole thing started. I also see that I've gone through the five stages of grieving. Even though no one died.
Denial, anger, bargaining, depression, acceptance. I like hanging out here in the last stage.

I suppose in the rekeying process, you cannot "hold the key" until the rent is paid.

Good luck. It sounds as if you moved to the stage in which you can "enjoy the game" - as strange as that sounds.

I feel bad now that I was trying to encourage you to give the dancer a chance. He's blown it.

What about the cat? I would also turn him into the Humane Society! He has found someplace else to stay so you may have seen the last of him, cross your fingers. Good Luck.

Can't he pay his rent in lap dances? Pornstar used to accept that as payment.

How old is this guy anyway?

while i hate to go all elizabeth kubler ross on you, don't be surprised if you revisit those other previously completed stages before this whole thing is over.

i, too, hope he doesn't pay so that you can actually be done with his whole mess. it's amazing to me that a person can legally, consistently pay rent three and a half weeks late and face no consequences.

what goes around comes around. i hope he's ready.

Can you please let us know about the cat. As Ed suggested, please call the Humane Society.

This so sounds like one of the story lines for a telenovella, and I love telenovellas.

I would also like to know how old Nude Dancer is. And how the cat is.

This saga just gets better and better.

And I agree with Patricia...you are likely to revisit all the stages again before this reaches its conclusion.

Is he the last lingering bit of your bad dealings with PornStar? If so, the $2,000 will be well spent just to get your new ownership to a clean slate.

Still, I am sorry that it will be so costly. Not to mention, it sounds like a real pain to evict somebody.

Wow, the system really is set up to protect the renter and not the landlord.

Wow! I guess I really lucked out. I put a "pay up or get out" notice on a tenant's door Monday & got a check in the mailbox Tuesday. Of course, I used the legal gorilla tactics in the notice, but then...
Maybe, you should warn him that you will be confiscating his belongings if he doesn't pay. You know how they like their shiny baubles.

Dude I'm starting to go through the stages with you on this guy. It doesn't seem right that you can't just kick him out. Maybe you can change the locks and lock him IN the apartment for the four weeks and then evict him. That sounds like a brilliant idea to me. Kidnapping charges are a small price to pay for getting this guy out of your hair.

Get the SPCA on his ass, they seem better equipped to deal with losers than the RCMP or the Tenant Advisory Board. Maybe you could call your local CTV affiliate and have them do a story on "Tenants-Who-Don't-Pay-Their-Rent-And-Leave-Their-Animals-To-Fend-For-Themselves-And-The-Landlords-Who-Have-To-Deal-With-Them". (God that was a lot of typing for a little joke!)

I'm a landlord too. I got sick of the run around and constantly shelling out money to get back at these kinds of tenants. So I wrote the Deadbeat Tenant Directory where you can post his rental history for free. If you want to join it's free at www.freeLandlordSoftware.com. I'm not spamming your blog, I just want to let you know you can flag him. The DB is small now but growing. I just finished it today.
